The Community Development Training Institute, created by the National Community Development Association thirty years ago, has released a new training DVD.

“The Basics of Community Development Finance” can help a mayor’s community development staff gain a more complete understanding of real estate development financing and process.

The DVD course can help a CD practitioner build capacity in the community-funded nonprofit sector.

The DVD-based course is a joint production of Clark University (Worcester, Massachusetts) Masters Program in Community Development and Planning (CDP) and CDTI of Newport, Rhode Island.

The instructor is Mark Tigan, MBA, PhD, who has practiced all aspects of community development for 32 years. He also has taught community development, public policy and planning for seven years at the graduate school level.

The course covers key concepts used daily by community development practitioners and includes two hours of lectures, spreadsheets, illustrated projects, case study interviews, and bland downloadable spreadsheets.

It also is designed to:

• gain a more complete understanding of the real estate development financing and processes

• learn about “cold” markets, which seem impervious to investment (for example, some urban centers, brownfields, affordable housing, micro-enterprise, and other uses/locations)

• study how urban development is impacted by “risk and return” considerations

• find out how to estimate project costs and then identify sources of debt and equity to meet those costs

• discover how lenders assess and underwrite a project for a loan

• learn how investors evaluate a project for equity participation

• find out how public'spirited lenders (government or nonprofits, for example) complete the financial underwriting and due diligence necessary to fill financial gaps in a projects important to the community.
